Originally from New Zealand, Kap Hiroti, brings an extensive wealth of knowledge and experience relating to property management as an investor, customer, and operator.

Kap began as an Area Developer for RPM, and opened the first Canadian office in Edmonton. This was followed shortly by office openings in Grande Prairie and Medicine Hat.

In addition to his work in property management, he is an active member of the Canadian Ski Patrol - Greater Vancouver Zone and is a licensed paramedic in British Columbia. Tell us about the Real Property Management Franchise concept.

BTB: How and when did you become involved with Real Property Management?

KH: I originally became involved with Real Property Management in 2008 as the first international owner of an RPM franchise. I began as an Area Developer, opening multiple offices in Alberta. In August 2013, I was brought onboard with the corporate office of Real Property Management in order to direct the expansion of the franchise across Canada, Mexico, France, Germany and Spain.

BTB: What was your background prior to joining Real Property Management?

KH:I am a Buy & Hold Real Estate Investor and had been previously managing my own investment portfolios.

BTB: Who is your ideal franchisee?

KH:Someone with an entrepreneurial spirit, experience in sales / sales management, educated, may have owned a business before.

BTB: Tell us a little about the property management market?

KH:Residential property management has become one of the fastest growing industries in the country. More than 30% of all residential real estate transactions are for non-owner occupied properties. People need housing. And as the cost barriers to buying a home become higher, the demand for rental housing and also high quality property management is substantial, and only increasing.

The worsening economy, coupled with low interest rates, has resulted in an increased number of rental properties. Advances in technology have made it possible for investors to acquire real estate outside of their local markets. All of this has resulted in significant growth and profitability potential for property management companies.

BTB: What are some of the greatest lessons you’ve learned in growing this franchise?

KH:Focus - Both Time & Attention. Pareto Principle – The 80-20 rule. Spend the majority of your time on the things that have the most impact on your business… attracting owner clients & client / customer service. Surround yourself with good people. Your staff are an extension of you.

BTB: What advice do you have for someone looking to acquire a Franchise?

KH: A franchise is an ideal way to create the life you want. It will only be as successful as your drive to make it so. Do your Due Diligence. Be prepared to focus on the business (no moonlighting).Be prepared to Sell, Sell, Sell (yourself, your services, your team).
